Investment Profile

We are seeking real estate investments in all German cities with more than 50,000 residents. We will also consider real estate, which is located in cities with less than 50,000 residents, provided that the properties are situated in regions considered economically strong.  The focus of our investment is on, among other areas, the regions of Hamburg, Lower Saxony, North-Rhine Westphalia, Hessen, Rhineland Palatinate, Baden-Württemberg and Bavaria. We prefer investment opportunities in hotels, shopping centers as well as business and office properties. Mixed-use real estate in urban areas as well as homogenous and diversified real estate portfolios also arouse our interest. We are particularly interested in properties, which are in good locations and generate sustainable and solid rental income. Long lease terms are just as advantageous as a tenant’s strong credit standing.

We are also happy to assess real estate projects, which need to be further developed or optimised. In these cases, we tend to pursue properties which have leases that will be expiring soon, high vacancies (provided there is existing development potential) as well as leased real estate yielding substantially below-market rents.

We prefer to invest in real estate at a minimum level of EUR 5 million, with no maximum investment cap. Investments should not, however, be less than EUR 1 million. Our investments are made not only in the form of asset or share deals, but also and above all by acquiring non-performing loans or properties.
